Recent coverage of condominium deconversions has raised questions about Harmani’s business practices. We want to be unequivocally clear about how we operate.
Harmani does not force owners to sell. Every offer we make is voluntary. Owners are free to accept or reject it.
Recent coverage also referenced the use of special assessments to pressure owners to sell. Harmani has never imposed a special assessment as a means of forcing an owner to sell. As an owner of units in the properties in which we invest, Harmani itself would also be financially responsible for assessments levied against those units.
We believe responsible business practices are demonstrated through actions. We work with sellers to accommodate their individual timing and circumstances, and where appropriate, owners who sell and wish to remain in their homes may have the opportunity to stay as tenants.
Many properties we invest in face significant financial, operational or governance challenges. Some owners choose to remain; others welcome a voluntary opportunity to exit an investment that no longer works for them. Both decisions deserve to be respected.
Harmani is an Alberta-based, long-term rental housing owner and operator. We invest in our properties for the long term, with a direct interest in their responsible management and continued success.
